100 Pine Street is a 2126-sm affordable housing replacement project in Bracebridge, ON. The 3-storey structure is a simple bar building with a pitched roof in keeping with the local vernacular. The building’s double loaded spine is lined with a mixture of studio and one-bedroom suites as well as a series of shared amenities and administration spaces at grade. The north end of the spine feeds into a generous landscaped garden with pergola.
The development sits on a challenging site with a nearly one-storey grade differential. The rear of the building is set into the slope, creating a partial basement condition on Level 1. The first floor plan, as such, is carefully considered. All regularly occupied spaces are positioned to the front for direct access to daylight. Support spaces like laundry and storage are set to the back, below grade and rely on borrowed light.
