Overview

Seaton House is a new 200-bed long-term care home in Pickering, Ontario built for and operated by the Region of Durham. The three-storey building sits on a complex site, surrounded by TRCA protected lands, a cemetery, heritage farm house and many mature trees. It also slopes significantly to the south-east. The site fronts a busy thoroughfare. Its primary access point is an entry drive off a signalized intersection. The entry drive feeds directly into visitor parking and a generous drop off canopy. It then extends north to the rear of the building where dedicated staff parking and entrance are located.

The drop off demarks the south end of the building’s north-south spine. Four wings intersect the spine, two on either side. Each pair of wings creates a courtyard, secured along its open end. Wings vary in bed count from 16 to 20. Wings are similarly organized with a single loaded racetrack with bedrooms along the outside, looking out to site or into the courtyard and support spaces in the center. An activity room is located at the furthest end of the wing, furthest from the spine while dining and lounge spaces are located at the opposite end, nearest the spine to facilitate service. Upper level RHAs also include outdoor terraces off the different dining-lounge areas.

Wings are generally mirrored across their courtyard such that service areas are paired and concentrated along the spine for efficiency. The spine itself accommodates a variety of shared resident amenity spaces, including a great room, café, market, library, beauty salon, therapy suites, multi-faith worship room and additional lounge space. The spine also houses administrative suites, staff lounge and change facilities, and centralized service functions, waste and receiving. The design takes advantage of the sloping site to create a walkout condition on the lower level of the south-east wing where the main kitchen and laundry are located and bring daylight into these spaces where many staff spend long hours.
